Rose Bruford College campus centers on Lamorbey Park, featuring the Rose Theatre, Barn Theatre, rehearsal studios, recording facilities, and scenic workshops, in Sidcup, South East London, just 25 minutes by train from central London.

Our campus combines heritage and contemporary performance spaces, featuring a Jacobean-style façade inspired by Charlton House, alongside modern, purpose-built facilities. These include a 330-seat in-the-round theatre, a black box studio, and extensive landscaped grounds, offering flexible options for performance, rehearsal, teaching, and events.

Performance & Production Spaces

Rose Bruford College offers a range of professional performance venues and rehearsal spaces, including the Rose Theatre, Barn Theatre, Black Box Theatre Studio, and XR Stage, all designed to support live performance, rehearsal, filming, and events.

  • The Rose Theatre: The College’s primary performance venue, the Rose Theatre is modelled on the Elizabethan Rose Theatre on London’s Bankside. This striking 330-seat in-the-round theatre features seating across two levels (stalls and balcony) and can accommodate 330 seated or up to 60 standing, including the pit. The theatre is supported by up to four dressing rooms, a state-of-the-art lighting rig, and a professional sound system, all operated by qualified technical staff. Ideal for large-scale productions, showcases, and public performances.
  • The Barn Theatre: Designed for smaller-scale performances and rehearsals, the Barn Theatre is a proscenium arch end-stage theatre measuring 100 square metres. It features retractable seating for up to 90 seated or 100 standing and is well suited to productions, showcases, concerts, comedy performances, and small-scale touring work.
  • Theatre Studio: The Theatre Studio is a flexible 13m x 9m black-box performance space offering multiple seating configurations for up to 90 seated or 120 standing. This versatile venue is ideal for experimental productions, cabaret, comedy, showcases, rehearsals, and filming projects.
  • XR Stage: The 13m x 9m XR Stage provides a fully immersive and interactive extended reality (XR) environment. Seating up to 90 theatre-style, the space is programmable for full immersion or enhanced digital presentation. It has been used for a wide range of events, including launch events, seminars, digital performances, and hybrid productions, making it a highly adaptable venue for innovation-led work.

Outdoor Concerts & Community Hire

  • Historic house & grounds: Rose Bruford College has stood as a pillar within our local community for years. Set within extensive historic landscaped grounds, the College’s grounds provide flexible outdoor spaces capable of accommodating a wide range of event formats, from intimate performances to larger-scale fairs and festivals.

Rehearsal, Exhibition & Workshop Spaces

Whether you’re hosting a seminar, class, workshop, rehearsal, exhibition, or professional event, Rose Bruford College offers a range of flexible studio and meeting spaces with modern amenities, ideal for creative, educational, and corporate use.

Studio Spaces

  • The College has three adaptable studio spaces, ranging from 54 sqm to 110 sqm, each designed to support a variety of layouts and uses. Studios can accommodate up to 60 seated or 90 standing and benefit from natural light, generous ceiling heights, and whiteboards, making them well suited to rehearsals, workshops, training sessions, and exhibitions.

Meeting Rooms

  • The Boardroom in Lamorbey House provides a professional setting for meetings, presentations, and discussions. Additional meeting rooms can also be configured in meeting-style layouts on request.

Halls of Residence

  • Halls of Residence are available for group accommodation outside term time, making them ideal for school groups, conferences, residential workshops, and multi-day events. The Halls are located just a 10-minute walk from campus, directly opposite Sidcup Train Station, offering convenient transport links into central London.

Unique venues & historic spaces

Lamorbey House is a Grade II listed building and home to Rose Bruford College since 1950.

  • Lamorbey House: The house makes an ideal backdrop for filmmakers and photographers – it’s hosted advertisements like the 2026 FIFA World Cup Draw – and contains a boardroom, The Fleur Room and includes a sweeping staircase with original 19th century stained-glass windows.
  • The Fleur Room: The Fleur Room is an elegant room within Lamorbey House featuring floor-to-ceiling windows with plenty of natural light, suitable for 30 seated or 60 standing, ideal for ceremonies, intimate weddings, conferences, meetings, filming and other events.
  • Landscaped grounds: Rose Bruford College is situated within peaceful landscaped grounds that can accommodate a range of events including weddings, conferences, summer parties. We can accommodate events with marquees or temporary structures, subject to you arranging the marquee hire and installation.

FAQs

When are the grounds open for hire?

We welcome hire enquiries year-round. At certain times of the year, availability must accommodate the working life of our students and staff, as well as pre-booked use of our facilities.

In general, hire can be arranged Monday to Friday, 9am–9pm, and Saturday, 10am–4pm. The campus is closed on Sundays, however, we can be flexible to support the needs of your project.

Are all hire spaces accessible?

All of our main hire spaces offer step-free access. However, some rooms and areas, particularly within Lamorbey House, have access restrictions. Please note that certain areas of Lamorbey House are subject to limitations due to its listed building status.

Is there parking available?

Yes, the college has ample parking which can be reserved upon request.

Do I need Public Liability Insurance and Risk Assessments for my event?

Yes, details of your Public Liability Insurance and Risk Assessments must be supplied in advance of any activity taking place on College grounds.
